Soleil — Live in the Sun

Soleil is developed in Altos de los Monteros, in the hills east of Marbella. The 80 homes are split across eight blocks, with 2 and 3 bedrooms, two parking spaces and a storage room each. Interiors measure 97 to 125 m², with ground-floor terraces up to 36 m² and penthouses with a solarium up to 51 m². Every home has underfloor heating, aerothermal energy and a smart-home system controlling climate, lighting and shutters from your phone.

Sustainable engineering

Aerothermal energy delivers hot water and climate without gas, with underfloor heating throughout and ducted air conditioning hidden in the false ceiling. The pools run on salt chlorination without chemicals, and every home is pre-wired for an electric-vehicle charger.

Open kitchens with quartz worktops (Silestone/Neolith) and fully integrated appliances: induction hob, oven, microwave, dishwasher, fridge, extractor, washer and dryer. Porcelain flooring throughout, aluminium windows with thermal break and double Climalit glazing.

Questions about Soleil

Delivery is planned for the first quarter of 2029. Soleil is in pre-launch — the first homes are now available per the developer's price list, ahead of the wider sales release.

You reserve with € 20,000, pay 20% on signing the purchase contract (after the building licence is granted), then two instalments of 10% (at 12 and 18 months) and the remaining 60% on key handover. All down payments are covered by a Spanish bank guarantee under law 20/2015.

Yes. Sea views, resort amenities and the Marbella location fit the rental profile well. Vivi manages 160 homes on the Costa del Sol and can model expected occupancy and nightly rates per unit type.

Plan for around 13–14% on top of the purchase price for new builds: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, registry, legal advice and NIE application. Vivi prepares a detailed cost calculation per unit on request.

Spanish banks typically finance non-residents up to 60–70% of the appraised value, with terms up to 25 years. Current rates run between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to multiple banks.

The categories of data that are treated in Vivi Real Estate are only identifying data. In no case are special categories of personal data treated in the sense of article 9 of the RGPD.

Legal basis for the processing of personal data

The legal basis for the processing of personal data is consent. Vivi Real Estate is committed to collect the express and verifiable consent of the User for the processing of their personal data. The User shall have the right to withdraw consent at any time.

Purpose of the treatment to which personal data are intended

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry. Likewise, the data may be used for commercial, operational and statistical purposes.

Periods of retention of personal data

The personal data will only be retained for the minimum time necessary for the purposes of its treatment and, in any case, only until the end of the deal with the client, or until the User requests his/her deletion.

Personal data of minors

Only those over 14 years of age may grant their consent for the processing of their personal data in a lawful manner by Vivi Real Estate. If it is a child under 14 years, the consent of the parents or guardians will be necessary for the treatment.

Secret and security of personal data

Vivi Real Estate is committed to adopt the necessary technical and organizational measures to guarantee the security of personal data and to avoid the accidental or unlawful destruction, loss or alteration of personal data transmitted, conserved or otherwise processed, or unauthorized communication or access to said data.
