Altos del Chaparral — Living Well

Altos del Chaparral is developed by HI Homes and designed by Alberro Arquitectos. The 120 apartments are split across three low-rise volumes around a central garden with footpaths and a viewpoint. Interiors range from 80 to 100 m², with private terraces — penthouses up to nearly 200 m² including solarium. Orientation is studied to maximise natural light.

Delivery is planned for the fourth quarter of 2028. The project is in active sales; the first phase is available per the developer's price list.

The standard plan is 30% on reservation (split across reservation, 1st and 2nd instalments) and 70% on key handover. All down payments are covered by a Spanish bank guarantee under law 20/2015.

Yes. The resort setup with spa, two pools, padel and concierge, combined with the location between Fuengirola and La Cala de Mijas, fits the rental profile well. Vivi manages 160 homes in the area and can model expected occupancy and nightly rates per unit type.

Plan for around 13–14% on top of the purchase price for new builds: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, registry, legal advice and NIE application. Vivi prepares a detailed cost calculation per unit on request.

Spanish banks typically finance non-residents up to 60–70% of the appraised value, with terms up to 25 years. Current rates run between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to multiple banks.

The legal basis for the processing of personal data is consent. Vivi Real Estate is committed to collect the express and verifiable consent of the User for the processing of their personal data. The User shall have the right to withdraw consent at any time.

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry. Likewise, the data may be used for commercial, operational and statistical purposes.

Periods of retention of personal data

The personal data will only be retained for the minimum time necessary for the purposes of its treatment and, in any case, only until the end of the deal with the client, or until the User requests his/her deletion.

Personal data of minors

Only those over 14 years of age may grant their consent for the processing of their personal data in a lawful manner by Vivi Real Estate. If it is a child under 14 years, the consent of the parents or guardians will be necessary for the treatment.
