Balance Nova is a community of 142 apartments and penthouses in Mijas Costa. Interiors range from 65 to 84 m², with terraces from 11 to 37 m² and penthouses with generous solariums. Every unit faces south or south-west over the Mediterranean. The layout is deliberately low-rise around a central pool, with a spa, gym, coworking space and social club as shared amenities.

Questions about Balance Nova

Delivery is planned for the third quarter of 2028. The project is in active sales; available units and prices are managed via the developer's price list.

The plan is a €6,000 + VAT reservation, 15% + VAT on the private purchase contract (June 2026), 15% + VAT in 18 monthly instalments, and 70% + VAT on key handover. All down payments are covered by a Spanish bank guarantee under law 20/2015.

Yes. Sea views from every home, the resort setup with spa, pool and social club, and the location between Fuengirola and La Cala de Mijas fit the rental profile well. Vivi manages 160 homes in the area and can model expected occupancy and nightly rates per unit type.

Plan for around 13–14% on top of the purchase price for new builds: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, registry, legal advice and NIE application. Vivi prepares a detailed cost calculation per unit on request.

Spanish banks typically finance non-residents up to 60–70% of the appraised value, with terms up to 25 years. Current rates run between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to multiple banks.

The legal basis for the processing of personal data is consent. Vivi Real Estate is committed to collect the express and verifiable consent of the User for the processing of their personal data. The User shall have the right to withdraw consent at any time.

Purpose of the treatment to which personal data are intended

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry. Likewise, the data may be used for commercial, operational and statistical purposes.

Periods of retention of personal data

The personal data will only be retained for the minimum time necessary for the purposes of its treatment and, in any case, only until the end of the deal with the client, or until the User requests his/her deletion.

Personal data of minors

Only those over 14 years of age may grant their consent for the processing of their personal data in a lawful manner by Vivi Real Estate. If it is a child under 14 years, the consent of the parents or guardians will be necessary for the treatment.
