Magna is located at Av. Carlota Alessandri 109 in Torremolinos. The current phase includes 55 homes in types A to E, with 2, 3 and 4 bedrooms. Usable floor areas run from around 60 m² for a 2-bedroom to around 115 m² for a 4-bedroom, with terraces from 6 m² on lower floors to over 200 m² on top floors. Questions about Magna

Delivery is planned for 2029. The project is currently in pre-launch; registration is open via the developer's price list.

The standard plan is: €11,000 reservation fee (VAT included), 20% on signing the private purchase contract, 10% during construction, and 70% on key handover. All down payments are covered by a Spanish bank guarantee under law 20/2015.

Walking distance to the beach and around 15 minutes to Málaga airport make Torremolinos a strong short-term rental location. Vivi already manages 160 homes in the area and can model occupancy rates and nightly prices per unit type in advance.

Plan for around 13–14% on top of the purchase price for new builds: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, registry, legal advice and NIE application. Vivi prepares a detailed cost breakdown per unit on request.

Spanish banks typically finance non-residents up to 60–70% of the appraised value, with terms up to 25 years. Current interest rates run between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to multiple banks.

The categories of data that are treated in Vivi Real Estate are only identifying data. In no case are special categories of personal data treated in the sense of article 9 of the RGPD.

Legal basis for the processing of personal data

The legal basis for the processing of personal data is consent. Vivi Real Estate is committed to collect the express and verifiable consent of the User for the processing of their personal data. The User shall have the right to withdraw consent at any time.

Purpose of the treatment to which personal data are intended

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry. Likewise, the data may be used for commercial, operational and statistical purposes.

Periods of retention of personal data

The personal data will only be retained for the minimum time necessary for the purposes of its treatment and, in any case, only until the end of the deal with the client, or until the User requests his/her deletion.

Personal data of minors

Only those over 14 years of age may grant their consent for the processing of their personal data in a lawful manner by Vivi Real Estate. If it is a child under 14 years, the consent of the parents or guardians will be necessary for the treatment.

Secret and security of personal data

Vivi Real Estate is committed to adopt the necessary technical and organizational measures to guarantee the security of personal data and to avoid the accidental or unlawful destruction, loss or alteration of personal data transmitted, conserved or otherwise processed, or unauthorized communication or access to said data.
