Delivery is planned for 2028. The project is currently in active sales, with 22 registered prospects.

The standard plan is a €25,000 reservation deposit, followed by 15% on contract, 15% deferred and 70% on key handover. All deposits are protected by a Spanish bank guarantee under law 20/2015.

Royal River is located in one of Marbella's most sought-after residential areas, directly next to the Río Real golf course and the future Four Seasons Resort. Rental arrangements will be finalised around handover; the location offers strong prospects for medium-term rentals to international buyers, particularly from the UK and Northern Europe.

Plan for around 13–14% on top of the purchase price for new builds: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, registry, legal advice and NIE application. Vivi prepares a detailed cost calculation per unit on request.

Spanish banks typically finance non-residents up to 60–70% of the appraised value, with terms up to 25 years. Current rates run between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to multiple banks.

The categories of data that are treated in Vivi Real Estate are only identifying data. In no case are special categories of personal data treated in the sense of article 9 of the RGPD.

The legal basis for the processing of personal data is consent. Vivi Real Estate is committed to collect the express and verifiable consent of the User for the processing of their personal data. The User shall have the right to withdraw consent at any time.

Purpose of the treatment to which personal data are intended

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry. Likewise, the data may be used for commercial, operational and statistical purposes.

Periods of retention of personal data

The personal data will only be retained for the minimum time necessary for the purposes of its treatment and, in any case, only until the end of the deal with the client, or until the User requests his/her deletion.

Personal data of minors

Only those over 14 years of age may grant their consent for the processing of their personal data in a lawful manner by Vivi Real Estate. If it is a child under 14 years, the consent of the parents or guardians will be necessary for the treatment.

Secret and security of personal data

Vivi Real Estate is committed to adopt the necessary technical and organizational measures to guarantee the security of personal data and to avoid the accidental or unlawful destruction, loss or alteration of personal data transmitted, conserved or otherwise processed, or unauthorized communication or access to said data.
