Questions about Carat
Completion of Phase IV is scheduled for the fourth quarter of 2029. Phase IV has just been released for sale; Phase I is complete, Phase II is being finished and Phase III is under construction.
You reserve with € 25,000 (homes above € 1 million: € 50,000). At the purchase contract you pay 20% in total, including the reservation. Then 15% once the foundations are complete, 15% once the structure is complete and 50% on completion at the notary. Off-plan payments in Spain are protected by a bank guarantee by law.
Long-term rental needs no separate licence. Holiday rental requires a tourist registration, and both the town hall and the owners' association can set rules for it. Vivi checks this for you in advance, already manages 160 properties in this area and can model expected occupancy and rental prices.
Listed prices exclude VAT. Allow roughly 13–14% on top of the purchase price for a new build: 10% VAT (IVA), 1.2% stamp duty (AJD), and 2–3% for notary, land registry, legal advice and NIE application. One or two parking spaces and a storage room are included. Vivi can prepare a detailed cost breakdown on request.
Spanish banks typically finance up to 60–70% of the appraised value for non-residents, with terms up to 25 years. Interest rates currently range between 3.5% and 4.5%. Vivi works with an independent mortgage advisor and introduces you to several banks.

The personal data is collected and managed by Vivi Real Estate in order to facilitate, expedite and fulfill the commitments established between the Website and the User or the maintenance of the relationship established in the forms that the latter completes or to answer a request or inquiry.
