05 A strong rental profile

06 What buyers ask us

• Payment plan: reserve with a 5% deposit, pay 20% at contract signing and 20% in deferred instalments during construction. The remaining 55% is due at the notary deed, optionally financed with a Spanish mortgage. Off-plan payments in Spain are protected by a bank guarantee by law.
• Additional costs: allow roughly 13% to 14% on top of the purchase price, 10% VAT (IVA), 1.2% stamp duty (AJD), and 2% to 3% for notary, land registry, legal advice and NIE application.
• Mortgages for foreign buyers: Spanish banks typically finance up to 60% to 70% of the appraised value for non-residents, with terms up to 25 years and interest rates currently between 3.5% and 4.5%. ViVi works with an independent mortgage advisor and introduces you to several banks.
